Here’s how it works, step by step.
All of our percentage fees are based on the ‘Cost of Construction’. Please see our Overall Costs Guide in the Recourses pulldown.
Our Total Fee: 15% of ‘Cost of Construction’
I. ✏️ We Design
Fee: Hourly or Percentage Billing. (Usually this phase accounts for 3 to 4% of the estimated ‘Cost of Construction’ )
• Quick square-footage assessment to predict costs
• Design developed with your budget in mind
• Frequent billing so you always know where you stand
• Zero commitment — you can stop at any time

II. 📐 We Estimate Construction Costs
You choose the method:
• Free updated square footage assessment Architect’s per-square-foot estimate → FREE
• Hire a Professional estimator for detailed breakdown→ $2,000–$3,000
• Get a Contractor’s preliminary estimate → Varies (sometimes free)
From here, we either:
• Refine and tweak drawings to reduce scope (back to Design), or
• Move forward to Get the Job Done

III. 🏗️ We Get the Job Done
We prepare everything needed to bring your project to life:
• Construction Documents for permitting, pricing & building
• Coordination with engineers, surveyors, and consultants
• Contractor selection support and pricing analysis
• Construction oversight until your project is complete
